Real estate software built to fit the way you actually work.
Most brokerages run on a patchwork of tools that were never meant to work together. I've spent years inside those operations, and I build software around how the business actually runs.

Work
Solutions I've delivered.
Commission engine
Tiered splits, caps with anniversary resets, mentorship overrides, lead-source referral rates, inbound and outbound referrals, multi-agent deals, and a dozen bonus programs, recalculated the moment a closing changes and frozen into a title-ready disbursement PDF.
Lead intake and routing
Every lead from every source lands in one pipeline, gets scored, assigned, and followed up automatically, with opens, clicks, calls, and replies tracked back to the record.
Transaction compliance
Checklists generated per transaction type, document review with sign-off, and a file that cannot close until the file is actually complete.
Agent onboarding workflows
License, board, MLS, E&O, and tech setup as a tracked sequence with owners and due dates instead of a checklist in someone's head.
Financial reporting
Production, pending, and closed volume by agent, team, and office, rolled up to numbers a bookkeeper can tie out to the bank.
Automated outreach
Multi-step email and text sequences with send windows, suppression rules, reply detection, and instant alerts to the right person when a prospect engages.
Automated valuation
A comp engine that selects closed sales by similarity, widens its search only when it has to, adjusts each comp in dollars toward the subject, and reconciles to a value and range with its work shown. Agents can watch a property and get alerted when a new comparable sale lands nearby. Built as a CMA tool and as an API.
Data migration
Moving years of contacts, transactions, and commission history off legacy platforms without losing a record or a relationship between them.
Technology consolidation
Transaction management, CRM, email, e-signature, and accounting pulled into one system of record, so leadership sees production, pipeline, and cash position the moment it changes, not at month end. For the tools that stay, agents get one branded login: upload a screenshot of your tech stack and AI catalogs it into a drag-and-drop dashboard.
Internal request queues
Agents and staff raise an issue from wherever they see it, it is routed, tracked, and resolved with a record, instead of lost in text messages.
AI document intake
Agents upload the contract packet and a model classifies the pages and pre-fills over a hundred fields as suggestions they confirm one at a time. Closing statements are read the same way and applied automatically when the numbers tie out.
Brokerage accounting
Receipts, payables, receivables, pay periods, and an expense ledger fed by bank statement imports with auto-categorization and split lines. Re-finalize a deal and the affected payables get flagged instead of silently changed. Year-end 1099 thresholds surface themselves.
AI over live company data
Owners ask questions in plain English and get answers, charts, and exports straight from production data, with every call metered and budgeted. A separate assistant answers staff and agent policy questions only from the documents leadership uploads.
Recruiting and coaching
Recruiting pipelines synced from the CRM into a live funnel, then a coaching center with per-agent performance snapshots, shared notes, goal tracking, booking, and a weekly brief on who needs attention and why.
Training and office operations
An in-house learning platform with courses, quizzes, and attendance that feeds eligibility for commission programs, plus check-out tracking for lockboxes and signs with automatic overdue reminders.
MLS feeds and agent websites
Fluent in IDX and VOW feeds and the MLS Grid rules that come with them. Listing data ingested on a schedule into a shared store, then agent websites on top: map search with the filters consumers actually use, saved homes, a mortgage calculator, and a built-in CRM so every inquiry becomes a lead with stages, tasks, and follow-up on the same site.
Company community platform
An internal network for the whole brokerage: a company social feed, interoffice messaging, AI-generated professional headshots, and AI assistants that answer agent questions around the clock.
Email that lives on the file
Staff send and receive their company email from inside the deal or listing it belongs to. Inbound attachments file themselves to the record, contacts pull in from the transaction, and someone out of the office can be covered without sharing a password. Templated notices, reminders, and milestone emails go out on their own.
What people say
In their words.
“Working with Austin has been one of the best decisions I've made for our operations. He's fast, and he figures out what I mean with very little direction. Sometimes he builds what I need before I've fully explained it.
He's more than a developer. He helps me think things through and offers perspectives I might not have considered, which makes the end result better than what I originally asked for. Most importantly, he builds infrastructure that supports where I want to take the business, not just what I need today.
If you want someone who understands your vision and can build toward it, I highly recommend Austin.”
PhotoAbout
How I got here.
I've spent years building technology inside real estate, most of it for some of the fastest-growing brokerages in the country: the kind closing $1 billion in sales volume every year and clearing well over 1,000 transactions. Somewhere along the way, I decided I didn't want to hand the hard parts off to someone else, so I learned the whole stack. Now I can take an idea from the first conversation to a working product without anything getting lost in translation.
I've always liked this industry a lot more than I've liked its software. Most brokerages run on a patchwork of tools that were never meant to work together, and they end up bending how they operate to fit whatever the software allows. I got into building because I thought it was backwards, and I still do.
Nashville has been home since 2019. Before that it was San Francisco, where I'm from originally, and Scottsdale, Arizona, where I grew up. Across those three markets I've put in more than fifteen years in and around real estate. The markets were nothing alike, but the problems inside the brokerages were the same everywhere.
